I think we are all familiar with the BAD NEWS. As the first wave of foreclosures hit San Diego County, the reality probably struck fairly close to home with many neighbors, family members and associates losing their homes. San Diego Homeowners were witness to ?Too good to be true? growth in property value that, of course, turned out to actually be ?Too good to be true.?
The BAD NEWS continues as foreclosure rates really show no sign of slowing. The immediate impact of foreclosures is of course bad, but ultimately these homes need to be filled with economically-productive homeowners. In a few years many of the people that lost their homes will no doubt be home buyers again.
The GOOD NEWS is that Foreclosures in San Diego County are a huge investment opportunity, as we may have already the reached the proverbial bottom. In addition, interest rates are at all-time lows. It?s a simple formula: real estate is an equity-based investment and the time is right for a buy, improve and sell for a profit strategy.
San Diego Foreclosures ? for the savvy investor it is the perfect storm.
San Diego is a great town and an economically productive one. It?s not a question of ?if,? it really is a question of ?when? things will turn around. We predict about a ?2-3 year window of opportunity to invest.
You will see a lot of ?Do it Yourself? seminars advertised, and while these are great resources for information, the investor still has to go through the process of looking, tracking, handling paperwork, and performing due diligence. If the investor has time to do that, great. However, there is an entire category of would-be investors that have a life, a job and other business commitments. That?s where our company Smart Real Estate Foreclosures comes in. In San Diego at this time there are roughly 1400 properties being sold at auction every month. What our company does is find the right properties that have the most ?upside? and connect those properties with like-minded investors.
We represent the investors at auctions identifying the top investor picks. ?If you wonder if we buy properties ourselves, the answer is absolutely. We actually used bid services in the past ourselves in Arizona and California and realized there was a need for a premium boutique service that uses technology in a strategic way. ?Thanks to the Internet, we can send immediate picture and video updates to cell phones, iPads and computers so that our clients are literally sitting at the breakfast table while making a deal happen.
These articles and blog posts will be dedicated to keeping our readers up to date on our adventures, the current opportunities and changes in the market place. It?s a unique time in real estate, as we are at the bottom where most fortunes are made. This is the time that many of us will tell our grandchildren about.

LAUREL, Ind.?? Five people were found dead on Sunday afternoon in two rural southeast Indiana homes after police were called to check on a small child wandering near the road.
Some of the five had been shot, and autopsies to confirm the cause of death are planned for Monday, state police said.
Police said it was not clear if any suspects remained on the loose or were among the dead, and warned residents of the sparsely populated, wooded area near the town of Laurel to be careful.
"We have five dead people and we're trying to find out how they died," said Sgt. Jerry Goodin, spokesman for the Indiana State Police. "Some of the victims had gunshot wounds, or what appear to be gunshot wounds."

The Marion County coroner's office in Indianapolis was scheduled to perform autopsies Monday.
Police did not immediately release the identities of the victims, pending notification of family members. Goodin said Sunday he did not know "if the shooter or shooters could be among the deceased."
Lone child found wandering A multi-agency investigation into the killings began after the Franklin County Sheriff's Department responded to a call Sunday afternoon about a child wandering along a road near Laurel, about 50 miles southeast of Indianapolis, according to a state police statement.
A deputy spoke with the child and neighbors, then called for backup to search the two homes. Police found a dead male inside a recreational vehicle and the bodies of two males and two females at the other home across the street. The statement didn't say if the dead were adults.
Goodin told The Associated Press that it was too early in the investigation to rule out the possibility that one or more suspects were on the loose and cautioned neighbors until that could be clarified.
"They should be vigilant," Goodin said. "They need to make sure they keep the doors locked. If they see any suspicious people, absolutely they should dial 911.

Cell Transplantation study shows bone growth from implanted tooth and dental pulp stem cellsPublic release date: 26-Sep-2011 [ | E-mail | Share ]

Tampa, Fla. (Sept, 26 2011) Researchers in Japan have completed a study showing that stem cells derived from deciduous canine teeth and dental pulp can be grafted and produce bone regeneration between parents and offspring. Their results are published in the current issue of Cell Transplantation (20:7), now freely available on-line.
"Bone defects can occur for a number of reasons, and autogenous bone grafting - using the patient's own bone - has been a standard approach to treatment," said study corresponding author Dr. Yoichi Yamada of the Center for Genetic and Regenerative Medicine at the Nagoya University School of Medicine. "However, considering severe invasiveness in self-donor bone sites, and the limited supply of autogenous bone, alternative donor sources are needed."
The researchers note that previous studies have shown that oral and maxillofacial dental tissues contain a variety of stem cells, such as dental pulp stem cells and stem cells from deciduous teeth. Stem cells, they note, can be easily extracted from deciduous teeth, which are routinely lost in childhood and generally discarded.
"Stem cells from human exfoliated deciduous teeth were identified as a novel population of stem cells, capable of differentiating into various cell types, such as osteoblasts, odontoblasts, adipocytes and neural cells," explained Dr. Yamada.
Their study extracted deciduous teeth from canine puppies and grafted them onto parent canine mandibles as an allograft. After four weeks, bone defects were prepared on both sides of the host mandible. The newly formed bone was evaluated at two, four and eight weeks. When compared to controls, the study group demonstrated well-formed mature bone and neovascularization.
The researchers reported that stem cells derived from dental pulp "display increased immunosuppressive activity when compared to bone marrow mesenchymal cells" and will likely have "immunosuppressive activity with potential clinical applications in allogenic in vivo stem cell transplantation, particularly for calcified tissue reconstruction."
Their pre-clinical study could pave the way for stem cell therapy in othropedics and oral maxillofacial reconstruction, concluded Dr. Yamata.
"This study highlights the promise of obtaining stem cells from
unusual sources, such as teeth, and their potential benefit in
familial treatments for bone reconstruction" said Dr. Julio Voltarelli, professor of Clinical Medicine and Clinical Immunology at the University of Sao Pulo, Brazil, and section editor for Cell Transplantation. "Due to their potential to also become other cell types such as neural cells, it will be interesting to see what future studies reveal about the possible uses
of these cells."

NEW YORK (Reuters) ? World stocks came off 14-month lows on Friday on expectations policy-makers would take further action to ease the euro zone debt crisis, while commodities fell broadly on worries about a global economic slump.
Trading was highly volatile with stocks seesawing between gains and losses, as investors jumped at buy or sell buttons on any indications from policy-makers that suggested additional steps to support the economy.
Market talk that the European Central Bank is considering stimulus measures to cope with the region's sovereign debt crisis helped boost sentiment, though investors remained cautious as speculation of a Greek default gathered pace.
Brent crude oil slid to a six-week low near $103 a barrel and copper tumbled to its lowest price in more than a year on concern slowing global growth may weigh on demand.
Gold slid to a 6-1/2 week low and headed for its sharpest weekly drop since December 2008. The sharp losses in the precious metal and spike in volatility have sparked renewed debate about the role of gold as a safe-haven.
"Again, it's all on the news out of Europe," said Peter Cardillo, chief market economist at Rockwell Global Capital in New York.
"We are also at the end of the quarter next week and large institutions are selling whatever they can to take profits, which is one of the reasons why gold and silver are lower."
Markets were jittery as Greece denied reports that one option in the debt crisis would be an orderly default with a 50 percent haircut, while Deutsche Bank warned European banks' writedowns on Greek bonds could exceed 25 percent.
On Wall Street, stocks were slightly up. The Dow Jones industrial average was up 2.23 points, or 0.02 percent, at 10,736.06. The Standard & Poor's 500 Index was up 4.43 points, or 0.39 percent, at 1,133.99. The Nasdaq Composite Index was up 15.38 points, or 0.63 percent, at 2,471.05.
Global stocks as measured by the MSCI All-Country index slipped 0.1 percent, having fallen as low as 274.20, its lowest level since July 2010.
The index is now in bear market territory -- defined as a fall of 20 percent or more from its peak -- having tumbled 23 percent from their 2011 high in May.
Riskier assets had staged a tentative recovery earlier after finance ministers and central bankers from the Group of 20 said they would take "all steps necessary" to calm the global financial system and said central banks were ready to provide liquidity. But skepticism grew that the G20 pledges would be followed up with action.
"It's the usual platitudes... but they don't have the political capital to do what they need to do, which is bail out the southern European countries and recapitalize all the banks. I think it's a complete nonsense," Andrew Lim, banks analyst at Espirito Santo said.
Spot gold fell to $1,672.54 a troy ounce, having earlier hit its lowest level since August 8. Spot silver also fell sharply, dipping to its lowest level in nearly seven months as commodities came under heavy pressure on growth fears.
The Reuters-Jefferies CRB index, a 19-commodity global benchmark for the asset class, slipped 0.7 percent, heading for its biggest weekly fall since May.
Copper hit $7,115.75, its lowest since August 2010, having dropped nearly 15 percent over the past couple of days,
Brent crude was down 43 cents at $105.05. U.S. crude declined 59 cents to $79.91.
The euro rose 0.4 percent to at $1.3521. Ten-year U.S. Treasury note fell 20/32, yielding 1.7856 percent.

CHICAGO (Reuters) ? Just days after the Federal Reserve launched a new round of unconventional monetary policy easing, a top Fed official with a record of supporting such moves on Friday questioned how effective the latest move will be.
John Williams, president of the San Francisco Federal Reserve Bank, defended the track record of the Fed's large-scale bond purchases in lowering long-term borrowing costs, but he said it was unclear how much the purchases help the real economy.
"Specifically, does lowering Treasury yields through large-scale asset purchases have the same effect on the economy as an equivalent movement in the federal funds rate?" Williams said in a speech to the Swiss National Bank Research Conference in Zurich. "To what extent is it the size or the composition of the central bank's balance sheet that matters?"
The Fed, which has kept short-term interest rates near zero since December 2008 and purchased $2.3 trillion of Treasuries and mortgage-backed securities, on Wednesday moved to counter what it called "significant downside risks" to the economy with a new $400 billion program to weight its $2.85 trillion balance sheet more heavily toward longer-term securities.
Williams, whose speech was calibrated to spark debate rather than provide answers, said those questions require further study.
He has said before that "twisting" the Fed's balance sheet toward longer-term securities is not likely to have as big of an impact on long-term rates as outright bond purchases.
But Williams, who rotates into a voting spot on the Fed's policy-setting panel next year, has supported other moves by the Fed to ease policy, including its most recent bond-buying program and its pledge to keep rates ultra-low through at least mid-2013.
"In general, his comments and focus on unconventional tools suggest that the Fed is continuing to contemplate and discuss policy options that could potentially add further monetary stimulus," Barclays Capital Research's Troy Davig wrote in a note on Friday.
World stocks fell after the Fed's action on Wednesday, on worries that such policies may not be enough to stop the United States, and other countries, from tipping into a new recession.
ANEMIC RECOVERY
Speaking in Washington, the president of the New York Federal Reserve Bank, William Dudley, blamed the build-up of debt before the financial crisis for an "unusually anemic recovery," and said regulators need to profoundly overhaul the financial system to prevent the advent of new crises.
He did not comment on the Fed's recent action, which drew three dissents from Fed policy makers who opposed further easing.
Neither did Williams, but his comments provided some insight into the debate raging behind the Fed's closed-door policy-setting meeting that ended on Wednesday.
"What are the advantages of targeting a specific quantity of large-scale asset purchases as opposed to targeting a level of ceiling on interest rates at a particular point on the yield curve?" he asked. "How do these policies change our thinking about the optimal rate of inflation?"
Williams said he had no answers, but noted that finding them will be critical to future monetary policy success.

In the city of New York the stress of constantly living in a fast paced life not only wears us out but also wears out the bodies of our cars. Traffic congestion, accidents, street urchins, vandals and parking areas all contribute to the wear and tear of the body. Thus like our personal body we also need to take proper care of our car?s body. There are various auto repair specialty shops which specialize in Auto body repair in case of an accident. An auto body repair also consists of functions such as of body painting, polishing, dent repair, etc. and at the same time providing body referrals. These shops employ special technicians and qualified automobile engineers in order to satisfy your auto repair needs.
As car accidents are quite common in this city, auto body repair of an individual car is an important need for every car owner, be it a luxurious Limousine or a mid-sized car such as the Toyota Corolla. Auto body repair is very important as it maintains the image and ensures the upkeep of your car. Not only that, it also helps in restoring the original look of the car. Auto body repair is also the most common complaint among 90% of car owners. But then taking your car regularly to an auto repair shop can be an expensive affair, so most car owners then go for car insurance. Car insurance helps you fix and maintain your car especially when you meet with an accident or if your car gets damaged by vandals or rioters. The car insurance company also covers other aspects of auto body repair such as Accident repair, collision repair etc.
Insuring your car is also the most cost effective way to maintain your car. Car Insurance is not only necessary but also compulsory in the State of New York as many jurisdictions do not permit a car to be on the road if it is not insured. Certain states such as California and New Jersey do not even issue licenses to uninsured car drivers. Car insurance also reduces the number of legal hassles in case of an accident or a mishap. It also helps local government authorities keep a track of the car owner for tax purposes. Car Insurance also includes covering liability for injuries and property damages caused by the car. The car insurance company helps you find the auto body repair shop depending upon the extent of the damage covered and the level of premium paid.
Auto body repair helps in preserving the re-sale value of the automobile in the long run and helps restore the car to its original manufacturing standards. Taking your car regularly to an auto body repair shop for maintenance will help you maintain the durability of your car for a long period of time.
WASHINGTON ? The U.S. military passed a historic milestone Tuesday with the repeal of the ban on gays serving openly in uniform, ending a prohibition that President Barack Obama said had forced gay and lesbian service members to "lie about who they are."
Defense Secretary Leon Panetta pledged not to allow other issues of equal opportunity, such as allowing women to serve in combat roles, to be ignored or set aside.
"I am committed to removing all of the barriers that would prevent Americans from serving their country and from rising to the highest level of responsibility that their talents and capabilities warrant," Panetta told a Pentagon news conference. "These are men and women who put their lives on the line in the defense of this country, and that's what should matter the most."
Repeal of the 18-year-old legal provision ? commonly known as "don't ask, don't tell," under which gays can serve as long as they don't openly acknowledge their sexual orientation ? took effect Tuesday at 12:01 a.m. EDT.
Appearing with Panetta for what was probably his final news Pentagon conference as chairman of the Joint Chiefs of Staff, retiring Navy Adm. Mike Mullen said that with the new law allowing gays to serve openly, the military is a stronger, more tolerant force with greater character and honor.
"I still believe that it was first and foremost a matter of integrity, that it was fundamentally against everything we stand for as an institution to force people to lie about who they are just to wear a uniform," Mullen said. "We are better than that."
Some in Congress still oppose the change, arguing that it may undermine order and discipline, but top Pentagon leaders have certified that it will not hurt the military's ability to recruit or to fight wars.
Obama issued a statement saying he is confident that lifting the ban will enhance U.S. national security.
"As of today, patriotic Americans in uniform will no longer have to lie about who they are in order to serve the country they love," he said. "As of today, our armed forces will no longer lose the extraordinary skills and combat experience of so many gay and lesbian service members."
The head of Pentagon personnel put out a memo to the work force at a minute after midnight Tuesday. "All service members are to treat one another with dignity and respect regardless of sexual orientation," the memo from Clifford Stanley said.
"The Department of Defense is committed to promoting an environment free from personal, social or institutional barriers that prevent service members from rising to the highest level of responsibility possible regardless of sexual orientation," he added.
Gay advocacy groups celebrated across the country.
At a San Diego bar, current and former troops danced and counted down to midnight. "You are all heroes," Sean Sala, a former Navy operations specialist, said. "The days of your faces being blacked out on the news ? no more."
In Iraq, a spokesman for U.S forces put out a statement noting that all troops there had been trained for the change.
Last week, the Pentagon said 97 percent of the military had undergone training in the new law.
For weeks the military services have accepted applications from openly gay recruits, while waiting for repeal to take effect before processing the applications.
With the lifting of the ban, the Defense Department will publish revised regulations to reflect the new law allowing gays to serve openly. The revisions, such as eliminating references to banned homosexual service, are in line with policy guidance that was issued by top Pentagon officials in January, after Obama signed the legislation that did away with the "don't ask, don't tell" policy.
The lifting of the 18-year-old ban also halts all pending investigations, discharges and other administrative proceedings that were begun under the Clinton-era law.
Existing standards of personal conduct, such as those pertaining to public displays of affection, will continue regardless of sexual orientation.
There also will be no immediate changes to eligibility standards for military benefits. All service members already are entitled to certain benefits and entitlements, such as designating a partner as one's life insurance beneficiary or as designated caregiver in the Wounded Warrior program.
Gay marriage is one of the thornier issues. An initial move by the Navy earlier this year to train chaplains about same-sex civil unions in states where they are legal was halted after more than five dozen lawmakers objected. The Pentagon is reviewing the issue.
Service members who were discharged under the "don't ask, don't tell" law will be allowed to re-enlist, but their applications will not be given priority over those of any others with prior military experience who are seeking to re-enlist.

We were licensed for both foster and adopt almost 2.5 years ago, though we got started with adoption being the primary reason. We have had 9 placements, 8 of which were straight foster. 2 of those ended up RU, 6 went to relatives or a higher level of care. Our 1 legal risk looked like a sure-thing adoption, but their needs were far more extensive than anyone ever thought. We got most of the placements because they seemed more likely to not RU...multiple times in care, multiple TPRs on other children, etc. So, is it possible to adopt a straight foster, sure...but at least here they REALLY push for relative placement instead of leaving the kids in a foster home that long.
